Thank you for choosing The Willows At Rosa Estates. We hope your celebration here is everything you imagined. If you need anything during your stay, call or text Chun Su at 713-292-7637.

Address: 1282 County Road 381 S, Cleveland, TX 77328. Some map apps send you to County Road 381 N. Keep driving south about 0.2 miles; the house is on your left.

Check-in & check-out

• Check-in is at or after 4 pm and checkout is by 11 am, with self check-in and checkout. Early check-in or late checkout needs the owners' approval in advance.
• Self check-in: your door code, gate remote instructions and Wi-Fi details are sent to you separately before arrival.
• Parking: 15 spaces at the front, and more on the cleared land at the side. For large events, please arrange a parking organizer.
• Please tell the owner how many day guests and overnight guests to expect.

The grounds

• Willow Tree Grove & Garden PatioA gravel aisle between timber benches and rose beds, leading to a white garden gazebo beneath the willows that give the estate its name.
• Back Patio with Turf & StageThe long covered patio at the back of the estate, with an evergreen turf lawn and a raised timber stage, for ceremonies, receptions, a band or a DJ in any weather.
• BBQ & Fire Pit AreaGas grills and fire pits for cookouts, s'mores and late-evening conversation.
• Backyard Woodland Photo SettingWooded paths and a wildflower meadow, ideal for wedding and family photography.
• Soccer & Volleyball Recreation AreaOpen lawn for soccer, volleyball and badminton, with balls, nets and lawn games provided.

Party lights and spotlights are on switches near the trees and the outdoor restroom; ask the owner for a walk-through if it’s your first visit.

House rules

Events

Parties and events are allowed. Tell the owners how many day guests and overnight guests you expect; they approve numbers in advance. For a big event, hiring police and buying event insurance are recommended.

Quiet hours

10 pm to 8 am, with no loud outdoor music after 10 pm. There is one neighbour beside the house.

Liability waiver

The person who books signs a liability waiver and is responsible for the safety of the guests they invite.

Smoking, drugs and guns

No smoking indoors. Drugs and guns are not allowed.

Pets

Pets need the owners' approval in advance, and a pet fee applies. They must be house-trained, groomed before check-in and kept off beds and sofas. Stains or scratches are charged against the deposit.

Decorations

You can hire your own decoration company and rent furniture. Please don't put nails in the walls.

Water

The house uses well water and a septic system. Please bring bottled water and ice, and boil tap water before drinking it.

Wildlife

Deer, cranes, bald eagles and northern cardinals live on the land, along with ants, wasps and snakes in the long grass. Children under 18 need an adult with them to explore the back and side of the land. Please don't feed or chase the wildlife.

Mail

Please don't have mail or parcels sent to the property without approval.

Before you leave

• Put used towels in the bathroom baskets; please don't return used blankets or towels to the closets.
• Wash the dishes or load the dishwasher correctly (no large pots or pans), and put kitchen items back.
• Bag all indoor and outdoor trash and take it to the outdoor garbage cans; use heavy-duty bags after a big event.
• Return air mattresses, floor mats, travel cots, folding tables and chairs, games and movie equipment to where you found them.
• Turn off the gas tanks on the grills and make sure every fire is out.
• Close the windows, lock the upstairs, back and side doors, turn off the lights and set the air conditioning back.

Local vendors

There are no food or drink restrictions. You can bring your own caterer and wedding vendors, and many local caterers, rental companies and florists deliver to the house.
