The full-size kitchen has a stove, double oven, dishwasher, four coffee makers and the cookware and tableware to feed a crowd, with a long table and two gas BBQ grills outside. The indoor party room and formal living room hold the whole group for meetings, worship, game nights or a shared meal.

Room to spread out

Twelve private acres give a big group space to breathe: the BBQ and fire pit area for evenings outside, the soccer and volleyball lawn, and wooded paths for a quiet walk. There are 15 parking spaces at the front and more on the cleared land beside the house.

The Willows At Rosa Estates is a private country estate in Greater Houston, at 1282 County Road 381 S, Cleveland, TX 77328. Some map apps send you to County Road 381 N. Keep driving south about 0.2 miles; the house is on your left.

About an hour from downtown Houston, and an easy drive from Kingwood, Humble, Atascocita, The Woodlands, Spring, Conroe, Splendora, New Caney, Porter, Dayton and Liberty.

H-E-B, Walmart and Costco are 5 to 10 minutes away for supplies.

How many bedrooms and beds does the manor have?

9 bedrooms, 6 full bathrooms and 21 beds, plus additional bedding options including daybeds, air mattresses and full-size mattresses. It sleeps up to 45 guests overnight.

Is there a kitchen we can use?

Yes, a full-size kitchen with a stove, double oven, refrigerator, dishwasher, microwave, four coffee makers, cookware, tableware and glassware, plus two gas BBQ grills outside. H-E-B, Walmart and Costco are 5 to 10 minutes away.

Is there parking?

Yes: 15 parking spaces at the front, and plenty more on the cleared land at the side of the 12-acre property. For a large event we recommend a parking organizer.

How many guests can you host?

Outdoor events of up to 200 guests, with overnight accommodations in the manor for up to 45 guests.

What are the check-in and checkout times?

Check-in is at or after 4 pm and checkout is by 11 am, with self check-in and checkout. Early check-in or late checkout needs the owners' approval in advance. Any charge for early access or late checkout is agreed in advance.

Is there a minimum stay?

Yes. The calendar shows the minimum number of nights for each arrival day before you choose a checkout date.

Is there a noise curfew?

10 pm to 8 am, with no loud outdoor music after 10 pm. There is one neighbour beside the house.

About an hour northeast of downtown Houston, near US-59 (I-69) and Highway 105 in Cleveland, Texas.
